Luxury Estate was founded in 2005 with one rule that has not changed: we do not represent a building we would not live in.

01 — Standard

What gets a building into this collection

Four tests, applied in order. A residence has to pass all four. Roughly one instruction in six does.

It has to be built well

We commission an independent structural and services survey before agreeing to represent anything. If the report is poor we decline, and we tell the owner why.

It has to be designed

Not styled. There must be an architect, a drawing set, and a clear idea holding the plan together. Decoration is not architecture.

The light has to work

We visit at two different times of day. A house that only photographs well at golden hour is a house you will be disappointed in by November.

The price has to be defensible

We will not take an instruction at a price we cannot argue for in front of a buyer's surveyor. Overpricing wastes everyone's year.

03 — History

Twenty-one years, six cities

2005

Founded in London

Two advisors, one instruction — a Belgravia townhouse that took eleven months to sell and taught us everything.

2009

Through the crash

We kept every advisor. Transaction volume fell 71% and we published the figure in our annual letter.

2013

Dubai office opens

Initially to serve London clients buying abroad. It is now our largest market by value.

2017

The survey rule

We began commissioning independent structural surveys before accepting instructions. Instruction volume halved. Completion rate went to 99%.

2021

New York & Monaco

Opened on the back of client demand rather than strategy, which remains how we open offices.

2024

Mumbai & Singapore

Six markets. We have declined to open in four others.
